Job Summary: A proven leader in the waterproofing industry is seeking a Project Manager to oversee the full life cycle of various commercial waterproofing projects. The company has a strong reputation built on quality workmanship and extensive team experience. This role is a result of company growth, and the ideal candidate will be a hands-on leader who can step into this critical position.

Salary: $75,000 – $100,000 Incentive: Includes a 1-year ramp-up period with quarterly and annual bonuses based on performance metrics.

Key Responsibilities: The Project Manager will be responsible for the planning and execution of project workflows, as well as the management of day-to-day office and field operations. This includes:

  • Preparing proposals, reading blueprints, conducting take-offs, and preparing bids.
  • Determining budgets and reviewing contracts.
  • Collaborating with Estimators, General Contractors, and other Project Managers to ensure projects are completed on time and within budget.
  • Ensuring compliance with all local, state, and national building codes, regulations, and safety protocols.
  • Communicating effectively with Superintendents and Foremen on project deliverables and expectations.
  • Managing crews, driving productivity, and reviewing weekly timesheets for accuracy.
  • Communicating all project issues, including safety concerns, to management immediately.
  • Reviewing monthly reports to ensure project profitability and accuracy.
  • Partnering with Accounts Receivable to process change orders and ensure accurate billing.
  • Developing team talent through safety training (e.g., OSHA 10/30, CPR) and identifying opportunities for employee career advancement.
  • Developing positive relationships with customers and owners to drive new business.
  • Generating new ideas to enhance company services and processes.
  • Acting with integrity and maintaining a focus on employee and company well-being in all decision-making.
  • Effectively using technology such as email, timekeeping software, On Screen Takeoff, Bluebeam, and Microsoft Excel.

Required Qualifications:

  • 5+ years of construction experience
  • Experience in Division 7 (waterproofing) or a related specialty trade, as opposed to a general contractor background.
  • Estimation experience is a must.
  • Strong time management, problem-solving, and decision-making skills.
  • Excellent communication and interpersonal skills.
  • Self-motivated and able to take initiative.
  • Ability to work well under pressure and independently.
  • Valid driver’s license.
  • Experience with Bluebeam and On Screen Takeoff (OST) .
  • Proficiency in Microsoft Suite.

  • Bilingual (Spanish/English) candidates are preferred.
