The Specialized Recruiting Group is hiring a New Residential Designer for a homebuilder client of ours in Charlotte, NC. Check out the job details below and apply if interested!

Position Summary

The New Residential Designer serves as the primary liaison between the customer and the building company from contract execution through the start of construction and into the build process. This role is responsible for delivering an outstanding customer experience, managing pre-construction timelines, and ensuring the accuracy and integrity of construction documentation. The ideal candidate will be highly organized, detail-oriented, and customer-focused with strong communication and coordination skills.

Key Responsibilities

Customer Experience

  • Serve as the customer’s concierge throughout the pre-construction and construction process.
  • Provide proactive communication, set clear expectations, and consistently exceed customer expectations.
  • Recommend process improvements to enhance customer satisfaction.

Pre-Construction Coordination

  • Edit and finalize the Prestart Schedule with the Building Company President.
  • Set up and maintain the Legal File for each signed Building/Purchase Agreement.
  • Coordinate and lead the Customer Transition Meeting to review contracts and schedules.
  • Establish and manage the Customer Portal, uploading all relevant documents including:
  • Prestart Schedule
  • Job Selections
  • Statement of Account
  • Customer Construction Schedule
  • Proposed Options
  • Complete and regularly update the activities on the Prestart Schedule.

Design & Documentation

  • Prepare for and attend Architectural Review and Color Sessions.
  • Accurately document and enter proposed options to avoid repeat meetings.
  • Request Soft Option pricing from the Purchasing Manager; ensure pricing is returned within 3 days.
  • Obtain signed Change Orders and collect applicable payments prior to design release.
  • Submit updated designs and documents to the Design team post-approval.

Financing & Permitting

  • Monitor customer loan application process until receipt of Loan Commitment.
  • Confirm lot closing dates in accordance with contractual terms.
  • Submit requests for Builder’s Risk Insurance for all new projects.
  • Prepare and submit all required permit documents and obtain necessary approvals.

Construction Support

  • Attend Pre-Construction Meetings with the Construction Manager (CM).
  • Deliver a complete Construction Manager Start Package for each job.
  • Communicate changes promptly to CMs, subcontractors, and suppliers.
  • Review and update Construction Schedules with CMs on a weekly basis.
  • Approve purchase orders related to construction activities.
  • Attend frame walks and orientation meetings to support the customer and construction teams.

Closing Coordination

  • Send pre-closing letters to customers 30 days prior to completion.
  • Assemble and distribute customer closing packages.
  • Attend homeowner orientation meetings and support final customer walkthroughs.

Qualifications

  • Previous experience in residential construction, customer service, or project coordination preferred.
  • Excellent communication and interpersonal skills.
  • Strong organizational and time management abilities.
