Responsibilities:
· Handle maintenance, repairs, and services for all commercial and residential properties.
· Oversee keeping the building clean and aesthetically pleasing.
· Complete site visits to each property weekly to inspect and review the properties.
· Coordinates with contractors or repair crews for work that is outsourced if needed.
· Conducts regular preventative maintenance on items throughout the interior and exterior of the building.
· Oversees subcontracts and negotiations who keep entrances, walkways and stairways clear of ice, snow and debris.
· Reporting to the building owner regarding various updates concerning the building and its tenant
· Manage move in and move out maintenance and create schedules for maintenance team.
· Manage website updates and marketing efforts.
· Oversee any insurance-related documentation and paperwork for all properties.
· Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law.
· Responds to emergency calls if needed on nights and weekends.
· Manages the interviewing and hiring of maintenance staff.
· Purchases all maintenance supplies upon management approval and keeps adequate inventory.
· Responds to tenant requests for repairs, complaints and any other communications in Yardi through ticketing system as needed.
· Investigating tenant complaints and respond accordingly.
· Inspects vacant units and prepares them for rental in coordination with the maintenance team.
· Create schedule and dispatch service requests that come in on a daily basis.
· Review work orders from maintenance team and issue ownership for approvals.
Qualifications
· The property manager must be available at off hours to handle any emergencies that might come up.
· Must know Yardi.
· Excellent communication and interpersonal skills.
· Must have strong problem solving skills.
· Has the ability to perform basic repairs in electrical, plumbing and mechanical systems.
· Must be detail oriented and have good scheduling skills.
· Must be proficient at safely using tools associated with the job.
· Must have a valid driver’s license.
· Must be able to lift heavy items.
